Are you looking to sell your home and increase its value? Don’t start throwing money into your home just yet; there are many small ways to increase your home’s value without bankrupting yourself.
Surprisingly, it’s the little things that matter the most. Home buyers want to step into a place they can call their own with small changes. But what are some low-cost ways you can add value to your home?
To give you some ideas, I searched the internet for inexpensive upgrades and home decor ideas that can increase your home’s value. I also took some ideas from my father, who is a contractor and occasionally flips houses. Keep reading to discover ten easy and low-cost ways to add value to your home. Do you have any other ideas?
1. Plan

Before you start buying things for your home or diving into a project, sit down and plan. I’m a notebook and pencil kind of gal. How can you renovate and upgrade without first coming up with a budget?
Write down your budget, and then take a lap or two around your home. What are some things you notice? Is there one room that needs more work than the others? Write down a list and narrow it down by comparing your home’s needs to your budget.
2. Patch Drywall

The little details matter the most. In your plan, add patching up the drywall. It doesn’t cost a lot or take long.
I’ve done it myself twice after watching two YouTube videos and a quick trip to Home Depot. This is especially important if you’re going to sell your home. Home buyers don’t want to see holes and ripped-off paint on the walls.
3. Replace Wall Switches

Once again, it’s the details that can elevate your home. Even something as simple as upgrading light switches can do the trick to modernize a home.
Wall switches and outlet covers are cheap. You can buy them on Amazon, Lowes, Home Depot, and most general hardware stores. I’ve seen them sell for as cheap as $8 for a pack of ten.
4. Paint

Repainting the inside and outside of your home on a budget isn’t the easiest thing to do. But if you’re not in a rush, take it slow. To increase your home’s value, paint your cabinets, doors, and walls.
Some specific colors can increase your home’s value even more. According to a Zillow study, charcoal gray walls in a kitchen sell for about $2,512 more than other similar homes.
5. Upgrade Fences

The outside of your home is just as important as the inside. But there is a lot more to consider than just the color of the outside of your house and landscaping.
Don’t forget about your fence. Is it rusting or starting to decay and break? Then, change it out for a new one. Fences are tricky, though. They only really increase your property’s value if they add something to your home, like privacy.
6. Replace Outdated Light Fixtures

Although I think ‘outdated’ homes are charming, they aren’t always loved. Instead, modern reigns in the housing market. So, if you’re going to increase the value of your home to sell it, keep that in mind.
It may be time to update your light fixtures, which can be pricey. Instead of spending an arm and a leg, shop around. Don’t buy the first modern light fixture you see. Check out Facebook Marketplace for local deals.
7. Deep Clean

Deep cleaning also goes a long way. When I say deep clean, I don’t mean just sweeping and mopping. Oh no, instead, change out your AC filters, clean your pipes with the right products, and work on the outside of your home.
If you can get your hands on a pressure washing machine, focus on cleaning your sidewalk and driveway. A clean driveway shows potential buyers that the home is well cared for.
8. Declutter
If you’re already deep cleaning, why not declutter? I’m awful at decluttering. I don’t know about you, but I feel bad getting rid of gifts, even if they are small knick-knacks. But you can only have so many items on your counter.
Decluttering doesn’t just make your home look better, but it also helps future home buyers envision their home.
9. Replace Flooring

No home buyer wants to step into a home covered in old, dirty, ripped carpets. If you can foot the bill in your budget, replace your old flooring. But which flooring increases your home’s value?
Experts have noted that hardwood flooring is a favorite. In some cases, it can lead to a return on investment (ROI) of 118%.
10. Choose Consistent Colors

Last but not least, remember to use consistent colors. If you’re going to paint the outside of your home bright pink, it’s a bit strange to paint the inside of your home all black.
The same goes for each room. While it’s normal to paint each room a different color based on a theme, the colors should complement each other. Buyers are going to want to transform the space into their own. If they have to repaint each room, their interest may decrease.
